Ahmedabad’s 3rd Ring Road Revival: A Big Circle with a Bigger Future. A 19 Year Wait. A 100 km Road. A New Chapter for Ahmedabad.

A clear explanation for everyone, by the team at Shivalik Institute of Real Estate (SIRE)

Chapter 1: How It All Started (And Got Delayed)

In 2005, Gujarat’s city planners had a bold idea a Third Ring Road around Ahmedabad. This road would go beyond the Sardar Patel Ring Road (SPRR), creating more space and better traffic flow for the growing city.

But back then:

  1. The population was smaller
  2. Land prices were lower
  3. Traffic was manageable

So the plan was postponed, and eventually forgotten.

What happened next?

The city didn’t stop growing.

  • More people moved in
  • Traffic increased everywhere
  • Land inside the city became expensive
  • And the roads became crowded

Now, in 2025, that old idea has returned. But this time, it’s not just a dream it’s a must have .

Chapter 2: Why Is This Project Being Revived Now?

Today, Ahmedabad is not just a big Indian city.

  1. A global city
  2. A host for the 2036 Olympics
  3. A leader in smart urban development

So here’s why 2025 is the right time to finally build the Third Ring Road:

1. The Current Ring Road Is Overloaded

The existing SPRR was built years ago. It can’t handle today’s heavy traffic anymore—especially with more housing projects, metros, and offices spreading outside the city.

2. The Olympic Dream

Ahmedabad is India’s official bidder to host the 2036 Olympics.

To succeed, the city must show:

  1. Fast and modern transportation
  2. Global level infrastructure
  3. Sustainable city growth

The 3 Third Ring Road will:

  • Connect Olympic venues, hotels, and the airport
  • Help control traffic and pollution
  • Support long term, planned development

3. All Government Departments Are Aligned

This time, real action is happening.

The Ahmedabad Urban Development Authority (AUDA), Ahmedabad Municipal Corporation (AMC), and the Urban Development Department (UDD) are all working together .

  1. Over 100 Town Planning (TP) schemes are under review
  2. Maps and layouts are being changed to include the road
  3. Authorities are planning how land and infrastructure will be managed

What Will This Road Include?

Length: Around 93–100 km

Purpose: To create high speed, eco sensitive transport routes

Areas it connects:

Sanand, Bavla, Changodar, Naroda, Dholka, Dahegam, and more

Integration with big projects:

Like DMIC (Delhi Mumbai Industrial Corridor) and GIFT City

Chapter 3: The Real Estate Boom It Will Create

"Roads don’t just connect cities—they create opportunities." = Dipali Shah, Director, SIRE

The Third Ring Road will change the real estate market around Ahmedabad in major ways:

1. Land Prices Will Skyrocket

  • Currently, outer areas like Bavla and Dholka have low land prices.
  • But once the road is under construction, land rates could double or triple in just 3–5 years.

Why?

Because good connectivity always increases demand for housing, businesses, and industry.

2. New Townships and Housing Projects

Along the new road, you can expect:

  • Plotted schemes
  • Affordable housing colonies
  • Senior living spaces
  • Student housing and co living setups

Especially in industrial areas like Sanand, new real estate projects will explode.

3. Business Parks, Warehouses, and Logistics

The road will also help companies set up:

  1. Warehouses
  2. SEZs (Special Economic Zones)
  3. Transport hubs
  4. B2B business parks

This will create jobs, investment, and business around Ahmedabad.

4. Smart and Green Infrastructure

The government also plans to add:

  • Green corridors
  • Electric vehicle (EV) charging points
  • Dedicated bicycle lanes
  • Pedestrian friendly areas

This could become Gujarat’s first truly eco friendly transport corridor.

Chapter 4: The Challenges That Still Remain

Of course, such a big project comes with real challenges:

1. Land Acquisition

Even with TP schemes, some of the land is privately owned farmland.

This means the government may need to:

  1. Negotiate with landowners
  2. Offer compensation
  3. Deal with legal delays

2. Environmental Permissions

  • Some areas may include wetlands, farms, or forest land.
  • Environmental clearance is required, which can slow down the process.

3. Project Funding

  • This massive road could cost ₹3,500–₹4,000 crore (exp) or more.
  • Funds will be needed from state, central, and private players.

But Here’s the Good News

  1. The public wants this project.
  2. The government is serious.
  3. And the Olympics goal is driving momentum.

So these challenges are likely to be managed, not ignored .

Chapter 5: Why This Project Is a Golden Opportunity for SIRE Students

At the Shivalik Institute of Real Estate (SIRE), this is more than just a government announcement.

It’s a live, real time case study for our students and future professionals.

What Our Learners Will Experience:

  1. Real time urban planning
  2. Study of town planning laws and land policies
  3. Analysis of land valuation and price changes
  4. Understanding of public private partnerships
  5. Field visits, internships, and capstone projects on live data

This is exactly the kind of practical learning SIRE aims to provide:

  • Where education meets real world infrastructure development.

Epilogue: More Than a Road A New Future

  • The Third Ring Road isn’t just about concrete, cars, and transport.

It’s about:

  1. Building new business zones
  2. Creating jobs and housing
  3. Supporting smart and green cities
  4. Giving Ahmedabad a global identity

In 20 years, people might drive through this road and feel proud — not just because it gets them somewhere faster, but because it represents vision, growth, and opportunity.

And it all started with an idea… that finally got the push it deserved.
