In a bold move to fix this bottleneck, the Ahmedabad Urban Development Authority (AUDA) has now proposed to rezone 196 hectares of land to finally break ground on long stalled infrastructure a decision that could reshape the region’s mobility, connectivity, and urban planning trajectory .

Two vital projects planned to ease urban congestion and connect upcoming zones with central hubs were stuck due to legal classification of land as “agricultural.” Until that zoning is changed, AUDA and associated authorities cannot legally acquire the land or begin construction .

 

The Two Blocked Road Projects:

1. Karnavati Club to Sanand Viramgam Highway

Length : 15 kilometers

Width : 45 meters

Route : Passes through Godhavi , Kaneti , and Nidhard

Status : Entire route falls under the agricultural zone

Purpose : Direct link from the city's upscale areas to the booming Sanand industrial region

 

2. Ghuma to Rancharda DP Road

Length : 550 meters

Width : 45 meters

Route : Passes through Manipur , Palodia , Shilaj , and Rancharda

Status : Entire stretch under agricultural classification

Purpose : A vital connector between real estate rich suburbs and SG Highway

Because of the zoning issue, no Development Plan (DP) permissions or land acquisition could proceed. This, in turn, stalled growth and increased pressure on existing routes like SG Highway .

 

AUDA’s Solution: Rezoning 196 Hectares

In its latest board meeting, AUDA made a landmark decision to rezone the land required for these two projects and initiate Town Planning (TP) schemes to facilitate development.

 

Breakdown of Rezoned Land:

The rezoning proposal has now been forwarded to the state government for approval. Once cleared, TP schemes will be rolled out, enabling land acquisition , road construction , and support infrastructure planning .

 

 

Beyond Roads: AUDA’s Broader Development Agenda

Alongside this rezoning proposal, AUDA has also taken proactive steps to support holistic infrastructure and amenities:

NOC granted to Sanand Municipality for developing a public garden under the new TP scheme

Change in land use purpose approved for a plot in Kalol, facilitating the construction of a water tank

These steps highlight AUDA’s approach of blending utility, urban planning, and livability in one cohesive policy framework.

Ahmedabad is witnessing accelerated expansion toward Sanand, Rancharda, Shilaj, and Ghuma areas that are quickly becoming hotspots for real estate, education, healthcare, and manufacturing .

Without proper connectivity, these high potential zones risk falling into chaotic sprawl and traffic bottlenecks. The 196 hectare rezoning is not just a legal change it’s a masterstroke of urban foresight , ensuring that infrastructure catches up with economic ambition.
